I was looking for a house for several months before I stumbled upon this particular place.
It was extremely run down and it looks horrible from the outside.
Inside was almost just as bad, and most people thought the property needed to be demolished. When I saw the house, I immediately felt that it had character. The house wasn’t like every other place in the neighborhood that looks exactly the same. This house was different and I thought I could restore the property to its former glory. After I made an offer on the house, I called a home inspector to give me a full report on the property. I also called an HVAC contractor to look at the heating and air conditioning equipment inside of the house. The home inspector’s report was 3 pages long. The house had more problems than I anticipated, but a lot of them could be fixed at the same time. The HVAC contractor had a thorough report as well. He suggested cleaning and sanitizing the ductwork and making some repairs. The HVAC contractor felt that the air conditioner was working just fine, but he did not believe the furnace would last more than a year or two. I was thankful for the reports from the experts. They helped me knock more money off the asking price, and I performed most of the repairs on my own. I had to call the HVAC contractor to clean and sanitize the ductwork, but the indoor air smelled very fresh and clean when he was finished. I still have a few more months of repairs to make before I can move to the house, but I’m working hard every day.
